Frequently asked questions
Answers to what clients ask us most — about turnaround, pricing, documents and validity.
Our standard turnaround is 3 to 5 working days from the site inspection and receipt of the full set of documents. For urgent cases we offer express delivery within 2 working days for an additional fee. More complex assets — production facilities, whole enterprises, large land holdings — take longer, and the deadline is agreed upfront in the quote.
Send us a short description of the asset — type, location, size and the purpose of the valuation. You will receive a firm price and deadline the same working day. The quote is free and non-binding — you only pay if you decide to proceed.
The minimum is a title document (notarial deed) and a current cadastral sketch or plan. New buildings additionally require an occupancy permit, unfinished construction a building permit, and machinery or equipment invoices and a technical passport. After your enquiry we send you an exact list for your specific case.
You do not have to attend in person, but we do need access to the property. A tenant, relative or authorised person can let us in. Inspecting a residential property takes between 20 and 40 minutes.
You receive a written valuation report containing a description of the asset, legal and market analysis, the methods applied, photographic material and a reasoned conclusion of value, signed by a licensed appraiser. We deliver it as a PDF and, on request, in hard copy.
Our reports are prepared by appraisers listed in the CIAB register and meet the requirements of lending institutions. One important note: some banks work only from their own approved panel of appraisers for a given loan. We therefore recommend checking with your bank first whether an external valuation is accepted — we will help you clarify this.
As a rule a valuation reflects value as at a specific date and is typically accepted within 6 months. The actual period is set by the institution you submit it to — in a fast-moving market or in court proceedings a more recent valuation may be required.
It depends on the purpose. A valuation prepared for a bank loan is not always suitable for tax purposes or for court, because the basis of value differs. Tell us all intended purposes upfront — where possible we will structure the report so it serves both.
We work to the International Valuation Standards (IVS) and the Bulgarian Valuation Standards (BVS), applying the market, cost and income approaches according to the asset type and the purpose of the valuation. The choice of method is explicitly justified in the report.
The tax assessment is calculated under the statutory tables in Annex 2 to the Bulgarian Local Taxes and Fees Act and serves to determine taxes and duties. Market value reflects the actual price at which the asset would change hands between informed parties. The two figures often differ significantly and are not interchangeable.
Yes. We are based in Sofia and cover the country through a network of trusted partner appraisers. For assets outside the capital, travel costs are agreed upfront in the quote — no hidden extras.
The appraiser bears personal responsibility for the conclusion and is bound by CIAB professional ethics. Our fee is fixed in the quote and does not depend on the assessed value. This is not a matter of goodwill but an express prohibition under Art. 12 of the CIAB Code of Professional Ethics — an appraiser may not quote a fee linked as a percentage to the values concluded in the report.
