Valuation for purchase and sale
Objective market value before you agree a price or sign at the notary.
The asking price and the market value are two different things. A valuation tells you the second — whether you are buying or selling.
If you are buying
The valuation shows whether the price asked matches the real state of the market for this type of property, in this location, at this moment. Where it falls short, you have a specific, documented argument for negotiation.
We separately review the legal and cadastral status. Discrepancies between the documents and the actual position — unauthorised alterations, differences in area, missing permits — surface before the transaction rather than after it.
If you are selling
A valuation gives you a defensible asking price. The difference between “I want this much” and “here is why it is worth this much” shortens time to sale and reduces pressure to discount.
Where your buyer is financing the purchase, the valuation helps you judge in advance whether the price will clear their bank.
